Para 4. Terms of Working Out the Detailed Project Report

4.1. The Customer shall consider and approve the Detailed Project Report within two months from the date of receiving it from the Supplier. The submission of the Detailed Project Report shall be acknowledged by the Customer in writing in the form of a Memorandum of approval.

4.2. Any amendments suggested by the Customer in the course of consid­eration of the Detailed Project Report shall be discussed between the Supplier and the Customer and those agreed upon by the Parties will be taken into account by the Supplier in preparing the working drawings.

4.3. The Supplier shall, at the Customer's request, send to... at his own cost a group of four specialists and one interpreter for a period of two months to participate in the consideration of the Detailed Project Re­port. The group of specialists shall also take part in consideration of the division list of the Working Drawings to be done by the Russian and the Customer's organizations. The division list shall be agreed upon by the Supplier and the Customer within two months from the date of acceptance of the Detailed Project Report by the Customer. The spe­cialists shall arrive in the Customer's country at the time agreed upon by the two Parties.

Para 5. Price

5.1. The total cost of the Detailed Project Report amounts to.... The Con­tract price shall be firm and fixed and shall not be subject to any alter­ations.

Para 6. Terms of Payment

6.1. Payment for the Detailed Project Report shall be made in... in accor­dance with the Trade Agreement in force. The Customer shall open with the Bank... of Russia an irrevocable confirmed Letter of Credit in the Supplier's favour within thirty days of the date of signing the present Contract. The Letter of Credit shall be valid twelve months. Payment will be made in the following manner:

a) an advance of 50 % of the total contract cost shall be paid upon presentation of the Supplier's invoice without enclosure of any documents within 30 days after the present Contract is signed;

b) the remaining 50 % shall be paid within 30 days against the Supplier's invoice after handing over the Detailed Project Re­port.

Para 7. Miscellaneous

7.1. From the date of signing the present Contract, all previous negotiations
and correspondence with regard to the subject matter of the Contract
are considered null and void.

7.2. Any alterations and additions to the present Contract shall be made in
writing and duly signed by both Parties.

Obligations of the Parties

2.1. Landlord shall:

- let the summer house stipulated in p.1 to Tenant

- pay all charges for utilities (except gas and electricity) during the tenancy
term;

2.2. Tenant shall:

- pay the rentals to Landlord in time;

- properly pay the bills for gas and electricity;

- keep the house clean and tidy during the term of tenancy, providing periodic cleaning;

- bear full responsibility for any damage caused to the summer house through Tenant's fault;

- return the summer house in the same condition as it was received, reasonable wear and tear excepted.
